Mr. Kuan You Wai is the founder and managing director of PKN Consulting Solutions Sdn Bhd, with more than twenty-six (26) years of experience in contracting and remedial works spanning concrete repair, waterproofing, crack and leakage rectification, plumbing, and mould remediation. For over seventeen (17) years he has practised as a moisture tester specialising in non-destructive testing and inspection of dampness and concrete.
He is a recognised building forensic expert and expert witness before Malaysian courts and tribunals, an Elite Fellow appointed to teach Building Pathology in the Building Surveying Department of Universiti Malaya, and a prolific industry author and speaker on inter-floor leakage, dampness and mould, concrete repair and protection to EN1504, defect management, and building resilience.
He holds a Bachelor of Business (Management), 1997, Monash University, graduating with the Golden Key Award.

An action by expatriate home buyers against the developer of a luxury Mont Kiara condominium over severe defects — water leakages, structural wall cracks, and incomplete finishes arising from poor workmanship and inadequate waterproofing — that rendered the purchased parcel unfit for occupation. Building diagnostics and defect evidence were central to establishing the developer's breach.
Judgment for the purchasers, with damages, exemplary damages and costs awarded against the developer.An action by the joint management body of a six-block, 1,343-unit condominium development against the developer for failure of the waterproofing system causing severe leakages throughout the common property, together with rectification of the water tanks and roof of the TNB sub-station. Diagnostic and remedial evidence supported the claim for the cost of restoring the waterproofing system.
